What We Offer

ESA Phase I, Phase II - Environmental Site Assessment

An Environmental Site Assessment (ESA) is a review of present and historical site activities that may have, or had in the past, contamination effects on present structures, soil, groundwater and other site features.
An ESA Phase 1 includes a visual inspection of the site and an extensive database search for any historical contaminations. Interview with knowledgeable people are also conducted,  in accordance with the general requirements of CSA Standard Z768-01.


An ESA Phase 2 includes a site inspection and sample collection (materials, soil, groundwater, spills). The samples are analyzed at a certified analytical laboratory. This assessment also includes further data analysis and recommendations for site remediation.


QEP Environmental is experienced in Environmental Site Assessments, Phase 1 and Phase 2, with projects completed across British Columbia.

Construction Monitoring and Post-Construction Inspection

Construction monitoring by a QEP is often required by regional districts when construction occurs in a sensitive area, in order to verify that specific precautions are taken during potentially harmful phases of construction. QEP Environmental offers non-impeding monitoring of construction sites. We also offer periodic post-construction assessments of site after the structure is built.

Environmental Impact Assessment (EIA)

QEP Environmental offers Environmental Impact Assessments for potential structures. Often, this type of assessment is required to acquire a building permit. The goal of an EIA is to gauge potential impacts of the planned construction, find ways to minimise them, and suggest environmentally-conscious ways to operate the building/structure after its completion. Recommendations are released to the client in the form of an EIA Report, which is used to support permit applications.

We also offer services dealing with Harmful Alteration, Disruption or Destruction (HADD). Our personnel will compile habitat loss compensation plans, and No Net Loss (NNL) strategy implementations, protecting your investments.

In addition to evaluating damages received by any given natural habitat, we are also able to work towards restoring a damaged area to its previous state.

RAR Assessment - Riparian Area Regulations

QEP Environmental offers full, in depth Riparian Area Regulation assessments.

Riparian areas are zones which surround streams, lakes, and wetlands, where the water meets land. Is there a stream, lake waterfront, wetland, ditch or ravine on or nearby your property? If so, and if you plan residential, commercial, or industrial activity in the vicinity, Riparian Areas Regulations (RAR) may apply to you.


What activities within Riparian Areas do Riparian Area Regulations apply to?

  • Removal, alteration, disruption or destruction of vegetation
  • Disturbance of soils
  • Construction or erection of buildings and structures
  • Creation of nonstructural, impervious, or semi impervious surfaces
  • Flood protection works
  • Construction of roads, trails, docks, wharves and bridges
  • Provision and maintenance of sewer and water services
  • Development of drainage systems
  • Development of utility corridors
  • Subdivision as defined in section 872 of the Local Government Act

"Subdivision" means the division of land into 2 or more parcels,
whether by plan, apt descriptive words or otherwise;

Should you consider development activities in riparian areas, a Qualified Environmental Professional (QEP) may be required to carry out an assessment of your development site, in order to determine the physical constraints that your development might have. Work on a  RAR assessment typically involves effectively establishing mitigation points, compiling assessment reports, and negotiating with governmental regulators.

RAR Plus - Riparian Area Regulations Assessment in the RDCO

The Regional District of Central Okanagan has unique requirements regarding riparian area regulations. The RAR Plus assessment involves data and foresight that goes beyond the scope of a regular RAR Assessment. QEP Environmental staff are experienced in meeting the standards of the RDCO in completing this type of assessment.

Sediment and Erosion Control

QEP Environmental provides consultation and services for erosion and sediment control. After a physical assessment and accounting for federal, provincial, and municipal regulations, we produce recommendations and mitigations that will minimise erosion and sediment transport during construction.

Unwanted sediment may hinder your development immediately, and erosion could dismantle your project in the long-term. In addition to preventative measures, some constructions may require practical methods of sediment and erosion control, such as different types of physical barriers.

Water Quality Control

Water quality is often an issue when construction occurs nearby or on an aquatic habitat, as certain areas of the shoreline are critical for fish life cycles. QEP Environmental offers water quality control services. Most notably, it is important to develop mitigations for construction that will satisfy governmental requirements and help permit application.

In addition to mineral and chemical concentrations, water quality regulation can also include the specific measurements of turbidity, pH, temperature, conductivity, and dissolved oxygen.

Wind, Wave and Sediment Study

Our department of Geology is experienced in the study of wind, wave and sediment transport processes in marine and fresh water environments. Such studies are necessary to predict future sediment and energy effects of a proposed structure on an aquatic environment's, shoreline, bottom and surroundings.

 Our unique approach to predicting and projecting Geomorphological effects of structures onto their surrounding habitats satisfies and exceeds the standards and expectations of Fisheries and Oceans Canada.
